How to Do a Trial Run for Your Airbnb: A Must-Do Step Before Hosting Real Guests
Launching your first Airbnb listing? We get it—it’s exciting. You’ve got the furniture set up, the photos uploaded, and your listing is live. But before you welcome your first real guest, there's one crucial step you can't skip: the Trial Run Before Your First Booking.
At BNB Guardians, we’ve helped dozens of new hosts set themselves up for success with simple, smart Airbnb strategies. One of the most overlooked yet powerful tools? Testing your setup before day one. A trial run is like a dress rehearsal for your Airbnb business. Here’s how to do it right.
Why Every New Airbnb Host Needs a Trial Run Before Your First Booking
When you launch without testing your space, you risk poor reviews, last-minute cancellations, and stress. Every detail matters in the early days. Airbnb SEO, guest reviews, and even your future ranking are all influenced by your first few bookings.
And trust us: it’s way easier (and cheaper) to fix issues when a friend points them out rather than a paying guest.
Step 1: Invite a Friend or Family Member to Stay
Pick someone who will be honest. Have them stay at least one night and use the space like a paying guest would. Encourage them to:
Sleep in the bed and test the mattress, pillows, and sheets
Use the shower and check water pressure and drainage
Try all the appliances—microwave, coffee maker, toaster, etc.
Watch TV, connect to Wi-Fi, and test the thermostat
Make a meal in the kitchen
Ask for detailed feedback. What was confusing? What was missing? Did anything break or not work smoothly?
Step 2: Walk Through It Like a Guest
After your tester leaves, spend a night in the unit yourself. Look at everything through the lens of a first-time guest.
Check for:
Burned-out bulbs
Dust under beds and furniture
Extra linens, toilet paper, and soap
A working smoke detector and fire extinguisher
Printed Wi-Fi password and guest manual
At BNB Guardians, this checklist is part of our Airbnb coaching program, where we help hosts launch professionally from day one.
Step 3: Test Your Cleaning Process
Your trial run should include a full turnover clean, just like after a real guest.
Estimate how long it takes
Make sure you have all supplies (and backups)
Decide if you’ll clean yourself or hire someone
This is also when you determine your Airbnb cleaning fee. You should be covering your time, your cleaner’s pay, and supply restocking.
Step 4: Prep for the Unexpected
Even with a perfect setup, things happen. Here are real issues we’ve seen:
No spare duvet when the original got soaked
Mini fridge with no freezer = no ice for guests
No garbage can in the bathroom (hello, plumbing disaster)
Create a backup system:
Two full sets of linens per bed
Backup towels, pillowcases, and duvet covers
A labeled guest supply closet (with toilet paper, light bulbs, and batteries)
Step 5: Write Everything Down for Guests
As you test your space, document everything:
How to use the TV or fireplace
How to operate the thermostat
Any quirks or helpful tips (like which remote is which)
This becomes your house manual — an essential part of Airbnb optimization and guest communication. Include a digital copy in your listing and send an automated message two days before check-in.
Step 6: Treat It Like a Real Business
You’re not just renting a room—you’re running a hospitality business.
Track all your expenses from day one
Save receipts for furniture, supplies, and mileage
Register for tax requirements in your city or state
We teach all of this in our Airbnb Super Host Academy, where new hosts learn to scale smart from day one.
Final Touches Before You Go Live
Here’s a quick checklist before your first real guest:
Sleep in the bed (seriously!)
Test all lights and outlets
Check water temperature and pressure
Cook a meal and wash dishes
Run the heat or A/C
Put out your welcome book
Leave a backup roll of toilet paper in plain sight
Don’t forget the outside: tidy the entrance, remove cobwebs, and check the trash bins. First impressions start before they even walk in the door.
